Continued Public Hearings for August 15th 

 Conditional Use Permit C19-2 for redevelopment of 4600 Lake Road for 168 apartments and allowing:

  • Filling approximately 8,800 sq. ft. of flood plain as explained at the 6/20/19 meeting.
  • Construction of a 4-story apartment building exceeding 3 stories and 40 feet; and

    Variance Request V19-2 to allow:

  • A reduction of required parking from 252 parking spaces to 216 parking spaces
  • A reduction of required lot area from 1,400 sq. ft. per unit to 1,024 sq. ft. per unit

                As requested by 4 West Capital Development.

 

NOTICE OF PUBLIC HEARINGS 

NOTICE IS HEREBY GIVEN that there will be a Public Hearing of the Planning Commission of the City of Robbinsdale in the Council Chambers of the Robbinsdale City Hall, 4100 Lakeview Avenue North, on Thursday, August 15, 2019 at 7:00 p.m. for the purpose of consideration of ­­­­­­­­­­­­­­­­ Subdivision Request Subd19-1 near 3600 France Ave N to:

Request approval of a lot split to separate a parcel known as Outlot A consisting of approximately 7,000 sq. feet of land recently vacated by Hennepin County which is west of County Road 81 right-of-way to be split from approximately 30 acres of land still encumbered by easements for Hennepin County highway use and the remaining portions of Government Lot 3 east of County Road 81 which also includes a portion of Lakeview Terrace Park and Crystal Lake, as requested by Inland Development.

NOTICE IS HEREBY GIVEN that there will be a Public Hearing of the Planning Commission of the City of Robbinsdale in the Council Chambers of the Robbinsdale City Hall, 4100 Lakeview Avenue North, on Thursday, August 15, 2019, at 7:00 p.m. for the purpose of consideration of Variance Request V19-5 for the property at 3521 30th Ave. N. to allow a 20’x20’ parking pad in the front yard for two-parking spaces with no setback from the front property line, as requested by Russ Smarjesse.

AND 

NOTICE IS HEREBY GIVEN that there will be a Public Hearing of the Planning Commission of the City of Robbinsdale in the Council Chambers of the Robbinsdale City Hall, 4100 Lakeview Avenue North, on Thursday, August 15, 2019 at 7:00 p.m. for the purpose of consideration of Conditional Use Permit C19-3 to allow an apartment density bonus at 4600 Lake Drive for 168 dwelling units as requested by 4 West Capital Development.

Previously noticed requests included:

  • A conditional use permit for filling approximately 4,000 sq. ft. of flood plain.     The correct amount of proposed flood plain fill is 8,800 sq. ft.
  • A conditional use permit for a building in excess of three stories or 40 feet high.
  • A variance to increase density to 168 units
  • A variance to parking standards to reduce the required parking from 1.5 spaces per unit to 1 space per bedroom.

AND

NOTICE IS HEREBY GIVEN that there will be a Public Hearing of the Planning Commission of the City of Robbinsdale in the Council Chambers of the Robbinsdale City Hall, 4100 Lakeview Avenue North, on Thursday,  August 15, 2019, at 7:00 p.m. for the purpose of consideration of Zoning Text Amendment Z19-5 to amend the zoning ordinance by:

  • Removing “Pipe and Tobacco shops and sales” from the list of permitted uses in the B-2 Limited commercial district and adding pipes and tobacco sales as a permitted use in the B-3 Highway commercial district.
  • The amendment discussion will also explore and define tobacco related activities such as smoking and vaping for compliance with Hennepin County Ordinance and State Statutes.
